If you don’t want to sell theM be sure to exclude them in the contract 

Based on current rents, average unit price appreciation, condos fees and property taxes - it would be a negative cash flow for the first 7-8 years, excluding planning for any repairs or vacancies.

With no way to prove she is using the appliance for a commercial use I think my only option is to modify the lease to exclude washer/dryer which would take a month or so to take affect before I could remove the machines.This is a month-to-month lease.

In great state of NJ, they have excluded new construction from CFA; home Improvement is covered but new construction is not!  

Wouldn't it get old if every time you tell people your cap rate is X, and they immediately ask you back "Is that including Capex or excluding Capex?" 

Currently the price quote for a Single family vacation home in GA state  = $880/year excluding flood and earthquake. 

I say that because you already have 15K to put down, if you flip your current and sell if for the suggested price you given, you stand to make a 50-100K in profit (excluding taxes, fees and commissions of course).

My 3X rule would exclude you.

I think borrowing the money in any way will exclude you from doing this, but @Chris Mason is a mortgage master and can clarify and possibly provide other options to you if he has time.
