So, it is a bit harder to develop relationships with title examiner as you need to go through an attorney but I would be interested in hearing thoughts on how others who bid on courthouse auctions do some of the basic research as far as making sure they are bidding on the first mortgage lien, tax lien, mechanic lien, judgement, etc.Thanks and look forward to a great discussion on this.

Thanks Alex, we just made a decision to bail as my partner who is a contractor examined the property closely and it looks like the foundation may have issues he said rehab repairs are more in the 100k-120k range.

Although I also think it's worth examining your mindset: instead of an action giving you a result you weren't hoping for being classed a "waste of time", just think of it as an intelligent way to make sure your operating at optimal efficiency.
