A high quality SFR in Austin will pay dividends in the long-run, and don't invest for anything but that. 5-6 years is too little, but if you are to expose yourself to that I would still take Austin.Those deep parts of SW FL are cyclical with retirement up & downs on economic recessions.

I am in Economic hardship the work shop people tell me I can make wholesale deals and get out of this money hole I am, but a realtor friend I have known for 40 years and knows that I have no money, tells me to get a 5 day a week job rather than 3 day a week as my current work schedule is.

Employment/Economic Diversity/Demand DriversNow if you can buy a house let's say 4-5 bedroom and have your kid live in one for 4-5 years and is the kind of kid who is responsible and a hard worker and a good networker and can keep the bedrooms rented for the next 4-5 years, there certainly could be an opportunity there.
