I've said it once and I'll say it many more times, wholesalers are the punching bags on BP and everyone comes in to give their .02 whenever the topic is brought up without knowing a thing about the actual subject.

Just an FYI if it is a nest in the ground you can go buy Permethrin powder at a farm supply, horse supply store or Tractor supply store for $5-$8 a bottle and just dust the ground.

Discarding obvious trash isnt a problem, and if the property left behind isnt worth much, say less than 300...put it in large trash bags, store for the required time then dispose.

If there is dirt or dust and if the couches are dirty etc.. they do not like that and the home may sit longer.
