I think it was a double whammy when the fed rate was boosted from nothing to 5-5.25 and the fed was also selling a bunch of the bonds they had bought before to drive mortgage rates down.

While that is probably true, it would also wash out the grocery store where his food comes from and the neighborhood would look like I have been in many quakes including the big one the Loma Preita one what killed people was the freeway double decker collapsing on the bottom deck and one guy fell through the Bay Bridge when part of that deck came lose .

It can also work if you're planning to do an option, assignment, or double closing, because you're not taking on the risk of holding the property for an extended period, but if things continue slowing down (thank you, high interest rates), you'll want to be very careful about how much you're offering, especially if you stick to the straight flipping model, where you take title to the property and don't make any improvements to force appreciation.

@Kitty Walker- As an investor, I've refinanced multiple Padsplits and co-living properties (where we go direct to tenant without Padsplit), and I generally agree with your last statement, with some caveats:- if the renovation is done well, the appraiser may not even say anything that would indicate it is an "abnormal" SFR (has happened multiple times with me)-the investor may be wise not to make the house crazy- just leave a nice open living room, put double doors on the dining room so it can function as a bedroom now but be easy to convert later, etc.

Some will collect first and a deposit equal to two months of rent.I personally recommend first and a double deposit.
