But the rents don't justify it, for example we are renting a 3 bed 2 bath house with a huge backyard in rancho Cordova for 2350/mo, so duplex rents around here are 1800-2200 ballpark.

That way they don't get double paid and everyone is happy and they still get something if you don't close on anything. 

Very little cash flows at 7% interest with houses that have doubled in price over the last 5 years.    

Getting a loan to payoff another loan with a lower interest rate doesn't make any sense. we do private lending and can get double digits returns consistently.

I asked to cancel a bed frame and I did not get a  confirmation until I followed up 3 days later.

We decided to do a full rehab to get nearly double the rent ($2900)and increase the ARV to $260k.  

I own one half, 3 bed 3 bath, and I’m currently living in and renovating it with plans to rent down the line.

Heads in beds means more revenue.

Hopefully in writing....I believe you have a leg to stand on here...They cannot just double the price without your approval.As has been said, contact the PM and have a heart-to-heart talk.
