You may try to see if the trustee will talk to you about something like this, but my suspicion is that he/she will want the debt discharged to agree to selling the property.

Some other options to purchase SFHs (or any other real-estate for that matter) as pre-foreclosures/REOs before they hit the MLS are: 1) private liquidations (via recently discharged bankruptcies), 2) properties acquired during the redemption period (this differs from state to state), 3) judgments, and 4) probate.

The discharge from the relief valve must be discharged within 3 inches of the floor and also have an air gap so that you can detect a slow leak which could make the relief valve not work properly in a high temp or pressure situation.

Get out of the deal, keep tabs on them to see how they are doing, and if they still have the property after the discharge, then you can try it again.
