I see a lot of healthcare properties (dentists, eye dr., etc.) listed by Matthews. 

For example:  If your a dentist, start looking at Medical buildings/storefronts, so you could be a major tenant, even though you don't have the funds to do that now. 

Many of these homes have been bought and converted into multi family dwellings and Professional(doctor and dentist) offices. 

I have an attorney friend and dentist friend. 

For example, a 3000 square foot structure in a B+ suburb will always attract a dentist's office or another medical specialty.

I am a dentist (first year in the real world) and am on a production-based salary.

I've seen it happen many times where management companies bankrupted large apartment buildings and if you go back and read my posts with my horror stories, the 25-unit apartment next door to my office was purchased by a dentist.

So I'd seek out those discussions here, along with conversations on net-leased properties or even small commercial stuff like dentists and doctor offices.  

The parking lot brought in $500 per month, and was leased by a dentist office across the street.
