Medical Dental buildings take longer than traditional retail.

I had a few threats of back-ally-dental-work in a few instances, lol. 

I see a lot of healthcare properties (dentists, eye dr., etc.) listed by Matthews.  As an example is one below, been sitting on the market for 167 days.  Located off the beaten path in MI, so not a hot location.  But ...

Unless you suspect there is a willful neglect, bad hygiene or mental health aspect that caused the bed bugs and wasn't just bad luck, don't evict; have them do a written payment arrangement.

If you are wanting to keep it medical dental, be prepared for a looooong lead time on the leasing.

Also, have a hygiene clause in your lease, not everyone has the same bathing standards as you. 

My plan was to continue moving every year or so to acquire rentals but I am getting pretty burnt out working as a dental hygienist.

I get some long term leases with great tenants in the nicer areas, in many cases I see professional students who have families (law, medical, dental, etc.) and want to be in the better school districts.  

Of course like somebody said, medical and dental offices are great spaces to have for long-term stable tenants, however they are much more difficult to get especially depending on your location.
