Your job is to keep tightening it up (geographically and based on asset type) and meeting investors until you have a buy box that makes sense for you.There is also no point to running deals through a calculator if you are seeing them.

I need to defer or lower our income as much as possible for my age 64.At age 64 a cost seg makes strategic sense, take the deduction now and not over 27.5 years, or 39 if commercial.

Advice is for you to do this for another 5+ yrs to go through some real ups and downs to get a better sense of realized cash flows (net turnovers, evictions, capital events, etc).
