What if someone has custody of their child half time? 

Aloha,Not enough info, but I would ask how long they have been together; determine if her credit score is high enough that she would likely protect it; ask what is the reason for the nephews...does she have custody?

My PM had all leases in their custody till I picked them up a few days ago.Now when going through the leases that the tenants signed with the previous owner or with this PM, I realized that PM never enforced rent increase clauses in those leases or collected annual pet fee ($150/tenant with pets) over the last 2 years.

I have not seen the referenced recent court decision but my understanding is that once a child support order is entered in California, a lien arises that attaches to all of the non-custodial parent's real property at the time the order is entered. 

Still, there are a lot of RE investors who put a lot of their faith in crypto, many who are dabbling with more risky decentralized investing, while others are waiting for a particular bank or two which I can't name to offer up crypto custody services.As for what it means for real estate... very little, in my opinion.
