You might need to brace yourself for some (more) hard-hitting responses suggesting reality checks.My own advice is: please do NOT rely on turnkey providers to get you closer to your future goals, for the simple reason that ALL the cream will already have been taken out of any profit, by you buying properties off THEM!

I read a few of your other posts where you mention that Turnkey providers take all the cream away from a deal before it gets to you?

-I constructed my team to consist of the cream of the crop Property Management Team in Dallas, a partner that owns and operates 200M in Real Estate, and I moved to the city that I invest so that I can submerge myself in the market... super check.I don't think that the credibility and experience I've amassed is anything special, but I do think that it sufficient enough to entice warm traffic for a conversation about investing with us..By warm traffic I mean family and friends who have consistently asked that I let them know when I get a deal that they'd be able to participate in (and my goodness what a deal this is).

Regarding the laminate, you can usually find a color match pen/marker used to repair scratches.

I'm wrapping up my first flip in Rockland in a couple of weeks and we have been relatively glitch-free - except that we just learned that the carpet color the buyers want is special order and can't be delivered in timeIf that's the biggest glitch, I'll be pretty darn happy.

I would like to keep using a cheap, larger format tile (so that we minimize grout lines) with dark colored grout, but need some fresh ideas to modernize it a bit.
