A little bit of this does make me feel like the wool is being pulled over your eyes.The risk you are taking is loosing your investment and possibly additional capital if you get sued or have additional expenses in this venture.

I use SW-Realist Biege for walls, Cotton White for trim/doors and Spalding Gray for an accent wall in different locations.

He suggested 2 options:1: go through and add fireproof 2x4's and use the fireproof spray can foam to seal them (a bit extensive- it's a very large house). 2: use some sort of fireproof "wool"- he uses stuff made by Owen's Corning but I can't see to find it locally unless I'm commercial, which I'm not.

I think the current listing agent is trying to double end the deal and thinks that since I'm new,  she can pull the wool over my eyes.

either he thinks he is pulling the wool over your eyes or he likes using outdated comps.I understand what he is trying to do with that value but I was wondering who would accept that as a justifiable valuation.

Plug all the holes in the building with steel wool (they can't chew through it) and seal it in place with some foam.  

Seriously though, he is the no-BS numbers guy and if the numbers don’t add up, my cotton candy dreams get the chopping block.
