If I remember correctly, we had a chance to evict them in December 2023, right around Christmas and New Year's.

C class in general is in for a major correction in my opinion (a lot of which has happened already but I think there is more to come) and this will be another nail in that coffin.But as with all chaos, opportunity breeds. 

In one of the 3 fundamental human needs (food, water, shelter).

If done correctly it can be very profitable.

And of course being in a first position loan is ( everything being equal) the safest position if the collateral has been valued correctly..

Looks like they’re still operating at a loss if I’m interpreting correctly.  

For the HVAC, I'd just question if that's the correct and best way to go about it, but I'm not an expert, but certianly you won't get interest listing a unit for rent or sale without HVAC.
