I would encourage the LOCALS to concentrate on the more desirable areas like San Juan, and start buying your "buy and holds" now. 

I would say stop wasting your time chasing those county programs which are turned on and off like a water faucet and concentrate on making money with buyers who have 3% to put down.Or, sell them on a 100% USDA loan and get them to move out of the city limits, buy more house for the money and their kids can have a pony!  

Was in a meeting yesterday .. looks like the bloom is off the bud on the Cannabis at least as it relates to growing the flower.... prices quoted were down to 400 a lb.. from 2500.00what are other seeing out there.. is the future of this in the OILs and medicinal .. not the actual flower and weed ???

Better yet, instead of concentrating on this commission perhaps spend more energy working on your next sale or existing ones.

other than for rental purposes we are cutting way back on flipping for retail.we are concentrating on ground up.. less competition more certainty in cost to build.I am done tearing into a 100 year old house only to discover bad things.

Personally I would concentrate on offering what I feel comfortable paying If the seller won’t sell at that price I would move onIf you see the price comes down in the future because no other buyer will pay what they want you could buy it then 

Just locate your concentration on a location that is either hot or soon will be.
