Bear in mind also that ALL child labor laws apply, so you can't have your 10 year old hauling bales of shingles up on the roof.

We had an air powered tool to help take the shingles off but, it weighs about 75 pounds and you get tired pretty quick holding it up and it vibrating you to death.

Sometimes the improvements we are making to the building are not a tangible item the resident sees, such as new shingles, replacing the boiler/water heater, or fixing sewer lines.

If #1 is a brick townhouse or single story style with a shingle roof in good condition (for example) then it might be a better buy than a painted wood, flat tar-roofed bldg with apartments that are over/under. or if one has separately metered everything, and the other doesn't.That sort of stuff can make a big difference that doesn't show up immediately in the math

there are a few ways to do it... 1. if you get a construction loan, you can close on a house that needs repairs. higher cost and bigger PIA (pain in ***) factor with legalities2. if you pay cash, obviously no need for any of that3. some banks will allow you to escrow the repair cost which are around 120% of the highest contractor quote. then you get it back.I could not close on one house because 3 bundles of shingles were blown off the roof of the garage. so they said "fix the roof or you can't close on the loan". the bank said "No, we are not fixing it". so i bought 3 bundles and spent 2 hrs. called the appraiser back and closed on the house.i will do it whenever i need to in order to close

The building I am looking to acquire is a 6500 sq ft block construction shingle roof building built in the 1980s, with a total of 42 garage doors (21 10x30 units with doors on either side so they can be subdivided into 2 units).
