My portfolio consisting of mostly bonds has performed YTD better than the aggressive stock portfolio.Check out Modern Portfolio Theory its not perfect but I think its probably the best system one has of managing a general portfolio.To complement my MPT portfolio, I have a small retail trading account that I like to trade forex and futures and after months of frustration I have been repaid by my S&P shorts!

I get complements for them during showings vs other places the applicants have seen, and as such, they are generally willing to pay extra for it and don't generally balk or want to negotiate on the rent rates.Kind of long, but hope this gives you some ideas.

Do the next owners a favor and do not put down the carpet, they may want the hardwood if not it is easy for them to install the carpet.Our floors are in no way perfect but neither are the apartments so they complement each other well (some people pay extra for the “distressed look”).Total cost for me was ~ $300 (sander rental, sanding pads, poly) and took a solid weekend myself (plus a day of drying before the second coat of poly).
