I am looking to purchase a residential or commercial multi family in the Sherman/Dennison TX area.

Purchase price: $516,000 Cash invested: $600,000 Converted mixed-use 3 residential and large commercial space into 5 residential units and one mixed-use Building.

I will be lowering the asking price and seeing if that will help in the sale of these properties.

The property, though is not beach front, nor does it has ocean view, is just a short drive from some of the best beaches in the west, which are great for surfing, snorkeling, SCUBA diving.

What may the property be worth then and how much cashflow might it be generating?

Why would someone invest when they can invest in a REIT or other fund where they own shares and thus own the ground behind it.Its like the idea where people want to sell a home but not the ground underneath it and in 30 years take it back but not be responsible for anything during that time (yes you can do this commercially but not residentially). 

Commercial real estate is more likely to break and other changes with the new administration are likely to break things in ways that cannot be anticipated.
