SOS......I closed on my investment property last Thursday, lawyer, title co, realtors paid and keys handed over to buyer but the wire from the bank ( the title company uses) keeps getting rejected by my investment company.  

I’m curious about the pros and cons you’ve found with each approach, especially here in Colorado.

For both the applicant(s) and a co-signer, you want to understand their habits...financial, employment, legal, character, etc., as Bad habits in one area typically carry over to other areas, and will land you a poor Tenant (or co-signer) choice.

I am currently ending the co-ownership because my dad seriously screwed me over & I have no idea if it'll end with me getting half the fair market value now or waiting until my parents die before I assume it.

My wife and I chose to write down our own rules for both our marital property and our estate, so that it doesn't go to whatever wacky CO law governs distribution of wealth.

Co-hosting/management is definitely a legit alternative, but rental arbitrage is as well.
