I got 800+ credit and great mortgage offers so only reason im doing this seller financing idea is that its lower monthly cost

Hey Brandon, Some would require some reserves, or at least to show cash to close on any new deal.Are you anticipating opening up a HELOC on your primary to get the cash needed to close? 

I get a new tenant at a LOWER rent, ALWAYS late, and then ... the septic tank GOES TO HELL

I know they have a cap at 10.We have also looked at using local banks in the area but those terms are usually 3 years arms to ten year arms and 20 year loans so it lowers cash flow significantly.
