I would say if you are originating them you need to be very careful with how it's drafted as if payments go toward paying down a loan then even though you call it a lease option a judge in a judicial state will view it as if the borrower then has equity and treat it like a mortgagei think that's where it gets a bad rap is a lot of people doing them do not know how. 

A good set of architectural drawings and a well drafted contract containing payment terms, time frames,  specs or at minimum allowances that is carefully reviewed by both parties will greatly reduce most contractor disputes.

The payoff is worth it in the long run with reliable, on-time rent payments and tenants who are more likely to stay long-term, and take care of your property. 

Be careful taking any loan without knowing your numbers. 

I would like to put the money into purchasing another investment property.

There are a few illegal ways but that is the wrong way to get into this business.I have heard all the arguments about how the mortgage company doesn't care who writes the check as long as they receive it.

not an expert at this.. but the few times i have rented STR I don't even look at reviewsI rent by price.. as its usually for a fishing trip and I just want a bed bathroom and close to the lake or river LOl could care less about a review.
