Make sure whatever brokerage you go to allows you to have a personal deal.

My father was born and raised in the Hudson Valley and is very active in the area with his brokerage and operating company, Pioneer Realty.

Abel Commerical Funding is the name of his brokerage. 

Commercial is your best bet (rates are actually closer to 7-8%) or you can have a loan against your other assets such as brokerage, retire accounts, or a group LOC for your other properties.

In my case, however, I'm setting things up to own the PM company, bring other properties in under the umbrella, and then hire a manager and let him/her run everything from there; I've already got a brokerage set up, identified other clients, etc to make it work.
