Send a offer via mail on a piece of paper and make the offer Valid through 11/30/24 (for example)......send paper offers via mail always withbevery verbal offer and put a time to it. 

There are not many of us as most either want the equity or the debt piece. 

Just last week a 6000sq ft piece of land expected to have a house on it sold for 76500$ with a starting bid of 6900.

This feature and the financial reporting piece of it really saved my life!!

If I could offer one key piece of advice, it would be to focus on building your CORE 4: a great realtor, contractor, attorney, and property manager.

Seems like a great way for rehaber to make the financials look any way they want.I can think of a few technologies that might help track income and expenses across projects that don't involve saving pieces of paper / invoices / pdfs :)

I wouldn't necessarily put a lot of efforts into improving/building/spending in hopes of staying booked solid, but it is a nice 'side hustle' for a pretty piece of land to bring in some extra income while it sits.
