Some states allow you to do this online by filling in the blanks.

A great introduction that provides actionable steps to get started is Michael Blank’s book “Financial Freedom with Real Estate Investing.”

Unbelievably (or quite believably in TX) the RE agents (sellers and mine) refused to fill out the TREC contract with the sellers contact information -- they wouldn't fill it in and I spent all day stating you can't leave boxes in a contract blank (special kind of stupid class 101) and expect someone to sign it. 

Tell him or her what you are trying to accomplish and they should be able to answer any questions or fill in blanks on the process and recommend people to help you.

Once you get a couple deals under your belt with professional investors, you'll be able to better assess deals for yourself.I don't personally know @Michael Blank, but I know lots of folks respect his operation as well.Best of luck to you!

On occasion, I have posted properties on CL with the property manager's contact info.  

Unfortunately much of the added fields were blank in this case.

I’ve had many weird circumstances in my 40 years like this where time and space have been precisely timed up to permit a “ window” ( pun intended) of opportunity for an almost supernatural occurrence to take place .looking back  I’ve escaped death on several occasions myself this way .
