If my business owner bank statements did not gain me an approval, I was going to go the hard money route.

I worked in banking for years and was a Private Banker with securities licenses for a time.

., to be honest, if you can't simply explain it in a post, you have already lost a vast majority of investors.  

If s/he'd been putting aside reserves, the repair would have been covered by funds already in the bank.
