The headline should be very clear and direct. "3 bed/ 2 bath, 1.3 miles to city square" is much better than "spacious oasis with gorgeous porches near the Peach-y Beach".

I have an MTR in East TN (SFH, 3 bed 2 bath) that stays about 98% occupied.

My cleaners asked for $30 of that because of the extra dog hair and slobber cleaning, and I have them put out a pet blanket over the master bed which then needs to be washed.  

Example: I sign a contract with the buyer who wants single family home located in so and so Zip code, with x number of beds and baths and etc.

They could stay there for a one bed, $1000+ per night for an island view or stay in my 2 BD / 2 BA with spectacular views.
