Almost every partnership fails and many end like a bad divorce.

And like you said one out of 10 thats not bad.. maybe you just got that bad tenant it happens to very landlord. 

I've been trying not to reply to so many posts about this, but also need to watch out for rookies to save them from losses.The other thing I don't like is that so many folks interested in this usually have very little extra capital and could lose some or all of their "extra" capital on a bad wholesale deal if they made one mistake. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Wholesalers drag out the process if you go with a bad one. they are not buying the house. they only want your signature.

Never justify a bad buy because the financing is some jazzy BS.

We built it out of necessity and started same way as everyone, cut our teeth on bad decisions.

I do have folks that don't book because of that.That is a good thing as not understanding the distance to get places will create bad blood and cause those 2 and 3 star reviews which no one wants to see.Like , our place isn't cheap so we don't get the folks that destroy places.The bottom line is that you are renting out an expensive asset to strangers for 3-10 days or whatever.

Now I'm not saying this is a bad thing - but it's something to consider.
