Hi all,I recently posted about this topic and unfortunately did not receive any responses.I have recently established my land acquisition business with the goal to purchase parcels of land, either within data center opportunity zones or areas with the potential to allow for data center development, rezone the property with submitted plans, then sell to developers ‘shovel-ready’ within the various jurisdictions of the Commonwealth of Virginia.I understand there are multiple mechanisms that come into play including obtaining financing (partnering with an experienced investor), utilizing land-use attorneys, land surveying and engineering firms, appraisers, as well as approval from local planning commissions, board of supervisors, etc.Would there be any investors who are currently active in this niche?

I would agree with the above advice of looking to but this thing as close to auto pilot as possible.

I'm also a realtor and I've set up an auto search for land. 

My three main things are being easily able to integrate my team with the software, robust owners portal for my hosts, and utilize AI for dynamic auto messaging. 

How much term is left, strength of the tenant, rent escalators, rent/sq ft, etc.You also want to make sure you have a good understanding of the roof, parking lot, and mechanicals because in a traditional NNN lease, the landlord is reponsible for these items..and they can get expensive.

Owning a car wash means you need to know plumbing, electrical, mechanical, and when to call the experts.

Modern floor plans, modern mechanical systems, well insulated, generally separately metered etc.

We can't setup auto-pay because that wouldn't be able to withdrawl the correct amounts from each LLC bank account.

Once you have you team, all you need to make sure is that the property is in a good location, cashflows positive, has equity at purchase looking at comps, and making sure the mechanicals are good. 

They could in theory try to squeeze this into government guaranteed loan products, but it would be nearly impossible to enforce through that kind of mechanism.
