I think a great way for noon ones to start is to get licensed or volunteer your time with an established investor where you can learn and then make wholesaling one tool in your arsenal instead of the main focus.  

I actually already have it in my arsenal.

I do not think she would be interested in only contract drafting, but she is a powerful tool to have in your arsenal. 

I'm getting ready to start bidding on houses at the courthouse auctions to add another weapon to my arsenal.

There is an area that is sandwiched between Irvington and arsenal heights that has traditionally been pretty rough but is part of a federal promise zone that receives money from the FEDS to Reno old houses.. people who buy some of these houses in these areas can receive some pretty nice tax breaks.

I might add "contract for deed" technique to my arsenal in acquiring residential properties to flip in Mo.Thanks for your valuable input.I appreciate it:))

Hi Danny, the DSCR loan is a great tool to have in your REI arsenal, especially if you're unable to qualify conventionally.
