Long story short, my portfolio's equity has grown to the point where the return on equity is so low that it has forced me to consider selling my 14 unit apartment building. 4 years ago when I bought this property for 445k and I dumped in 200k and has performed incredibly well and rents have grown, the building is now worth around 1.1M.

No decision so far.Personally, I think the real logic of the FCAs review is to force investors into REITs if the investors really want liquidity.

The disappearance of the middle class is forcing many to have to rent.  

In which case you are likely better off going to forced air.

With current rates, I am only thinking of a 5yr or 7yr arm.

There's nothing like getting your feet wet and just diving into it and learning along the way, as long as you don't lose an arm and a leg in the process ;) you will grow so much with this experience and learn to do more due diligence in the future.

When other ones would come up (STR/Multi) it forced me to say no and focus. 

The interest rate they gave me at us 7.70%, 5/1 ARM, rent to debt service ratio is 1.21My credit score is 672.

@Nick Burrell recommend you start looking for "deals" that you can sell to other investors.This will force you to learn how to find them AND evaluate them.You'll generate commissions you can accumulate to start flipping.
