All these are great investing routes to take - if you were to go the traditional residential rental route, these often offer more stable cash flow, while Section 8 properties can provide guaranteed rent, though with some additional regulations.

We do traditional PML full set of DOT, note, etc. loan documents for $1,500 for residential. $3,500 for commercial.Hope this helps!

Residential brokerages have similar goals - sell homes, grab market share.

As a note, residential properties typically are not evaluated with cap rates, but I think you may have been saying a 7.5% cash on cash return or ROI.

Remember up to four units is still considered residential. 

I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.
