The lender will have to deal with her as a party to the mortgage which can be done through a modification and amendment and the deed through a quit claim.

There could also be a "leasing cap amendement" which limits the rentals in the development/building to a certain percentage.

I'll be able to afford doing two projects at a time from here on out so my final day working for the man is coming.....I like to imagine my potential when I can utilize the 2000 hours/year I give to the man (for JACK) and invest them into my personal business.I will consider your advise and possibly make amendments to my business plan.Thanks Keith

I believe that I need to pay back the tax credit since the house clearly is not my primary residence, but I am struggling to figure out the best way in which to do this.I don't know all of the rules for this, but would it be possible to amend my 2010 return to pay back the credit then (basically as soon as I got it?).

Due to low inventory and high demand you can probably find a desperate buyer.With AB284 being reconsidered right now and talks of it being amended there will likely be new inventory introduced to the market soon.
