A 2 bedroom in town verse a 2 bedroom that overlooks water are completely different things. 

This is my second step into this world.Quick introduction about me:I'm 28, I live in a small town in Quebec, Canada.

@Abigail King I invest in several towns in central IL, and am interested in adding some properties in Peoria to my portfolio as well. 

I am interested in neighboring towns near New Albany. 

Yes, that is all correct, especially since we are in a very small town and the property location is fairly remote.

Slim just left town.

It’s funny, I actually got started in a market not so different from Wynne..small-town flavor, fewer big-name franchises, but a lot of hidden gems if you know where to poke around.

There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members. 

For anyone interested, here's what happened at each bank:1) The credit union turned me down because 1) the LLC isn't local, 2) they had no way to enter an IRA as the owner of the account in their system, and 3) they were concerned about not being able to control my appropriate use of the funds as manager. 2) Wells Fargo - I went to the local branch who didn't have availability to meet with me and sent me to the next town over 40 minutes away for an appointment with a "specialist" who could help me. 

The local area has similar homes without the land but closer to town with rent over our mortgage so I’m hoping it’s possible.
