Regarding the property condition, thats on the inspection report and hopefully you went through it with a fine tooth comb.

Keep a close eye on the actual cost of rehabs and make sure your remodel stays in line with comps in the area to ensure profitability.

Run credit and background checks, actually call the listed referrals, and ask for bank statements.

I am under contract on a property that looks like it will not close.When I got the 3 fireplaces inspected, it was only a few hundred dollars extra to chimney sweep them at the time of inspection so we paid to get them swept. 

This will be a straight up listed property and a purchase just to see the process on a Commercial/Industrial property.
