I use all of them:-Brokers-Platforms like LoopNet, Crexi (my favorite), and BiggerPockets Deal Finder-additionally, brokers often have access to off-market opportunitiesWhen dealing with brokers, I've found that you have to build a relationship in order to get a good deal flow.

I am convinced because listings sites pick markets they think make them more money to advertise.

I mainly want a site that offers advertising the property, online payment options, maintenance requests & at least a basic accounting aspect.Thank you in advance!

The Construction Agreement says they have access for 6 months and can extend up to 12 months.

I have been accessing the results with no problem in the past, but something has changed on the site.  

Adding this circuit in would likely be quite expensive depending on access between the laundry area and the panel.

Or has it performed as advertised?

Usually, they take care of exterior maintenance and upkeep plus you have amenities that you can advertise to your tenants.
