Reason I ask is there are more 2-4 unit investment rentals in these states that have a better purchase to cash flow ratio versus NY.Each county is diferent buy NY has some crazy high taxes along with attorney state and higher fee's.   

Those same 40K homes have now tripled and quadrupled in value since i first started now being valued at 160K+. 46218 was one of the last affordable zip codes in marion county.

One thing that's worked really well for me is looking through county deed records of the addresses that the LLC's are being housed under.I'd say 50% of the time the LLC address leads to a residential property, that I can then skip trace. 

I am just South of you down in Pinellas County by the Gulf Beaches and its a great time to buy now.

It has sat empty for the last 20 years but the current owners have completely gutted it, have bids from contractors they're willing to share, cost estimates etc. and have had lots of inspections done and so much pre-work with the city and county to figure out what they can and can't do, so a solid plan is already in place.
