So lots were trading at 500. to maybe 3k in the day.. then they shoot up to 10k and when there is a boom they will shoot up to 30 to 40k only to drop back down to 10k I have watched those prices all these years..

Largely is because renters are not going to watch their electricity usage patterns, which makes it is hard to dial in the right system config to anticipate the load.

Watch how much they change.

Watch out for the village requirements and make sure your team knows what areas require rental and pre-sale inspections. 

However, I know that I do not want all my income to be reliant on my day job and live to watch my retirement account grow.I am probably doing better than a lot of people my age but am eager to take the correct steps to build a real estate portfolio.

Nonetheless, with your current mortgage rate and solid equity position, it’s definitely worth considering getting a good, respectable tenant in there and watching your equity grow.
