Only downside was I had already spent several days replacing trim boards before it happened. 

They determine the mold is due to; (1) tenants causing crazy high humidity basement humidity by running the dryer without ever cleaning out the lint trap and (2) not cleaning the bathroom- All mold is abated with bleach, a second dehumidifier is placed in the basement, carpets are lifted, trim is replaced, and we investigated behind walls.

Drywall, paint, tiling, trim, and that's about all I want to handle haha.I need to establish a good set of contractors, I so far only have "family & friends," not bonded, so a potential liability...

If you take the trim and a few pics to a plumbing wholesaler (not Lowe's or HD) they can usually tell you what brand it is by the valve.

Then the paint and finish trim, carpet counters and finally appliances. 

$400 a pop for regular sizes is pretty standard with required trim and flashing.

If it's finished basement, you have trim and drywalling that needs removed and potentially some framing .....but at 8 inches your wiring and recepatcles should still be ok.Budget for the repairs needed and offer accordingly.

Perhaps add cutting lawns and trimming bushes to your offering.In the age of Craigslist, Facebook marketplace and PayPal/Venmo/cashapp, anyone can start a side hustle pretty easily with some free ads, flyers, and a few T-shirts with your business logo.

No big deal to frame down 4" and then add thicker trim at the top.
