There are companies who buy homes, renovate them, place a resident in, sell the property then manage the property as well on the back end.

This just have to pick a market with a draw and being renovated.

I think it should appraise for at least 600k and think 650k is reasonable.It’s fully renovated and fully leased for $5,200/month.I’ve reached out to banks to see if I could use cross collateral to be my equity contribution but at least so far they’ve also wanted 10% cash.I’d like to avoid coming out of pocket with cash.I was wondering if you had creative ideas on how I might be able to get this financed 💗

A real renovation can demand good rent in the right area

Hello everyone, I have recently gone under contract on a property and was able to agree to a private loan with a family member to purchase and renovate.

I thought that since I did a local renovation that I'd be ready to do a BRRRR or flip in Indianapolis... nope.

But most of these bridge loans have future funding components where the lender will fund renovation work as the work is completed and add that to the loan balance. 

After undergoing a complete renovation, I sold it in 2018.

Distressed property but did not need major renovations How did you find this deal and how did you negotiate it?
