It was good to hear directly and it certainly comes across differently when we are on the phone as opposed to the two-dimensional way websites can read.I gave advice to another investor on BP earlier today that I will echo again right here.  

A phone call is far superior.

I would recommend targeting 30 day minimum rentals (Most associations are 90+), allowing 12+ rentals per year (most allow 1-3), and no in-person screening for tenants required.

What's the risk or cost to you if you face an eviction or a bad tenant because you used basic screening techniques? 

So, when we chat about different Neighborhoods and properties, we're on the same page.References are nice, but why would they not screen the references first, making them useless?

I sent her a 5 day notice via certified mail with return receipt requested because she wouldn't answer the door or answer my phone.

It markets our properties, screens our tenants, collects our rent, deposits it into our bank accounts, has full accounting and reporting features, has a tenant facing web portal & app where tenants can log in and report maintenance issues and see their account, etc, for $2/door/month - but they have a $45 minimum monthly fee... so up until you cross 22 doors it would be $45.

Hi Everyone, I just found out about Prime Corporate Services (PCS) and had a phone call with them recently where they give their presentation.

If anything, have a small sign in front of the house that says who the builder is and phone number (that's common for contractors to do, and also so that neighbors feel they have some to call if there is dust blowing from the site or whatever), and then you may have people calling you asking about availability (people always want something more that they had to chase and can tell their friends the story of how they got the house).
