The math is easy: nothing/zip/nada/zero.Conversely, if you change your tactic and start making offers at say 75-90% of list price, and actually pick up a couple of fundamentally sound properties as a result, how will that change your overall financial picture?

@Eudes De leon I looked their google briefly....it seems 3 resin and 1 comm’l is fine, but....there is a little more to it, not laid out in straight black and white.It has to be in a predominantly residential use area, the commercial component doesn’t “over power” the residential use/characteristics, etc...as @Chris Mason says, the actual determination is made by the fha appraiser.

I do think a tactic would be to negotiate as fast as you can to raise the rent a fairly good amount on the late payer and let the tenant negotiate you down a bit, so then they think they are a good negotiator (because you are abviously tough).

A good tactic I found is calling the agent or agents who have sold houses at the price you're looking to sell in the neighborhood and asking them what they did to market those particular houses.
