I've been getting mixed advice on setting up an LLC on the property and if so that I should do it prior to closing so I don't have to transfer.

I would likely be there a LOT at the onset so people that have been coming there understand the party is over. 

And if you have any advice on setting up this idea in an LLC or something is very welcome too!

.) - even if you can get them down a few thousands you can assign the contract for a fee - a lot of FSBOs do not know how to market or sell their properties;MLS - you can use the MLS to locate properties to wholesale or flip, but you have to do it a certain way, which can be harder for a beginner;and several others, but this is a start for you.I have a dear friend who is a realtor agent that may be able to help me on setting the parameters in MLS.

I had planned on setting up an LLC and then being taxed as an S-Corp but I'm wondering if that will make financing more difficult for me especially just starting out.
