Hi I am a midterm rental investor, travel nurse by trade, lived in multiple mtr on my travels, have a great desire to grow in this industry.

I have a tenant who is a nurse with a decent income.

She has already paid rent and the security deposit but is requesting to terminate the lease after 8 days because her mother passed away.

But I am getting single mothers who are wanting to rent , BUT when they realize they have to cut the grass or pay a landscape company they dont want it . 

are your getting traveling nurses, business professionals, displaced families, insurance claims etc?

We’ve considered setting it up for a corporate rental or a rental for traveling nurses. 

Even if your sister is his mother, giving up a 2.75% interest rate, giving away 250k of his equity to pay off someone else's debts (even a family member), then having to downsize but have approx the same mortgage payment doesn't sound fair to him at all. 

Who can share their experience with Travel Nurses to house hack? 

I have a friend that I just taught amortization to as he is trying to quickly pay off his mother's FHA loan to remove a co-signer, then cash out refi (yes, I explained interest rates right now).
