Should probably be more like @Rich B. s friend be tighter lipped.

AirBNB moving their headquarters from some uppity place with "killer happy hours" to community that needs good jobs, tax revenue etc. that is getting nonstop lip service would give much needed credibility in my eyes. 

I have been doing this for over 50 years and have had to bite my lip soooo many times, but I have learned that it is the easiest way.

I don't want to offend anyone, but I've also heard from different places on the website and podcasts that if your offer doesn't make you blush it's probably not low enough. 

The upper lip around the tub is all rusted out and gone.

You also may want to look into financing before the meeting to show you can perform (but maybe don’t give out the address to the bank yet because loose lips sink ships.)

I know a few people in that area that do a lot of rehab work but not sure if you are doing a major rehab or a lip stick job

It looked good at first blush, but as we settled in, we kept finding filth everywhere - behind the toilets, under cabinets, etc.

FYI it very well take 3-4 months to close once those words escape your lips, the pure rate whore lenders are absolutely slammed, and some appear to be turning down anything that isn't 100% vanilla.
