Very different business model from the KW's and EXPs of the world, but a strategy that works for some. 

YOU are the investor/LP/capital provider so whatever YOU deem appropriate is what matters.

You're essentially buying into a partnership with your friend with the partnership owning and operating the property.Now, the financial side of that gets more complicated and would generally include an advanced proforma/financial model that includes a GP/LP equity waterfall schedule that is based on how you and your friend agree that you will pay her and also share the profits.I assume that won't make sense to you right now, but I'll send you a DM.

I'm in several co-living groups, and the rent by the room model is getting more popular.

Likewise, we also talk to a lot of clients about which model makes the most sense.

(Just my opinion, and no disrespect meant: J&G are doing other great things to help multifamily investors.)I'm working on one; I promise to share it once it's complete, but I need more examples I can use as models. 

Just dump that platform....if the only way you can make money is by advertising on FB, then I'd say your business model needs some attention.Just my $.02.....

But I don't think the broker model will entirely go away.
