We can't just run around refinancing people that are in 30 year fixed mortgages at 1% into higher rate 30 year fixed mortgages, that would start to look very predatory very quickly, so set your lender up for a slow-ball pitch to knock out of the park.

Richmond can be tricky from a cash flow standpoint...the purchase prices tend to be a little higher which can knock out the cash flow.

The other day I was doing an inspection for a flipper, and they were with their contractor saying, rip this out, change out the windows, knock out this wall, etc... basically calling for a down to the studs.
