It is more of a tale...but a real good one.

Do spend some time reading and learning the business and don't believe tall tales like "cash flow = rent - PITI".

If you can verify this with a call to previous ownership then...Call police file report and send a nasty gram to wreck her credit stating she owes your company 4k to purchase furnace she toke.

There were some tell tale signs on the surface that a trained eye might notice to clue one on the conditions, but the average guy would have though the site was never developed because there were trees and vegetation all over the place.

Your "war stories" include tales of clouds of fleas hovering about 8" above the carpet (this really happened to me in Houston) and of walking in on tenants/sellers or squatters in "flagrante delicto" (this too!).
