I rebuilt a house in the area a decade or so ago that had cracks in the walls that I later discovered had a 6 foot diameter bee hive in it.

And they remain owner and control the funding aspects.

Begin by educating yourself through books like The House Hacking Strategy and podcasts like BiggerPockets, and join online communities for support.

Also, the term "house hacking" is generally used for your owner occupied home (renting out rooms in your primary home) and that income cannot be used to help you qualify (it is considered boarder income). 

LTR and MID term are hot now as well, we have more people that want houses than houses to rent to them.  

We have a mixed use apartment/commercial property for sale where the owner would entertain seller financing.

Also, due to increased liability exposure property insurance premiums is adversely impacted causing fewer and fewer building owners to seek out ATM tenants.

You can buy a rental house, put $60,000 down and you will have to get a non-recourse loan for the rest of the mortgage.

They did have an extra step to make sure that you were the owner of the property, but otherwise it was not bad at all.
