Heloc any existing properties with sufficient equity, use a 10% loan program out of state for a vacation home, it beats 20-235% for an investment.

My local banks will only do a heloc on a primary residence.

My initial thought is to do a HELOC loan and pull out enough to do a flip and then rinse and repeat with the profit from that.
