Mine are too small to have on-site management, however I DO have gated access control which allows me to control traffic into the properties.

Lake Street (old money), Laurel Heights (near USF campus), Forest Hill and extension with great views, West Portal (muni station, some big lots), St Francis Woods (old money, huge lots), Merced Manor near Lake Merced, and Inner Sunset (demand from UCSF will always be there), Golden Gate Heights (great views), Noe Valley (trendy).

For all intents and purposes, marketing "pre-delinquent" accounts is targeting ALL of the homeowners who WILL go delinquent, and SOME of the homeowners who will pay their tax bill just before the deadline.The advantage is being first out of the gate.

Did they just survey $200K/year tech workers in gated communities?

There are horror stories on these boards every day from newbies who hired a PM out of the gates and don't know what it's like to be a landlord, so they don't know what to expect out of a PM.

After a few deals, I think I will seek ways to finance with private money - but there are probably just too many hurdles to make it happen out of the gate.

Found some non working numbers and eventually left an offer and proof of funds in the locked gate of the seller's local rural property via tax records Friday of the same week. 

Tell tenant if they are small dog gates are to be used inside to contain the pups. and  puppy pens outside if little guys..
